Welcome to the Rainbow!  So that all who visit can fully enjoy their stay, here are the rules that must be observed.  Flagrant disregard of the House Rules may be cause for eviction.

Registration: All visitors must register at the guard station on the day of their arrival. The registration fee of $30.00 includes a parking permit for one assigned space. A second parking permit can be issued for an additional $30 fee if visitors are staying in a two or three bedroom unit. Visitors must sign the registration form acknowledging they and their party will abide by these House Rules. If visitors arrive late at night or when no guard is on duty, they must register and pay the registration fee at the Manager’s office, unit 107, by 11:00 a.m. the next morning. If they fail to register and obtain a parking permit, their vehicle/s will be towed at the car owner’s expense. 

Parking: Vehicles must be parked in assigned spaces with the parking permit on display on the driver’s side dashboard at all times. Vehicles in parking spaces without a valid parking permit will be towed at the car owner’s expense.  No campers, boats or trailers will be permitted on the parking lot. Vehicles with a current valid owner’s permit, properly displayed, may park in that owner’s assigned space(s). Visitor parking is limited to three hours in designated visitor spaces. If visitor spaces are unavailable, visitors must find off-site parking.

Luggage Carts:  Carts must be returned to the first floor immediately after use for the convenience of others.  No carts are to be left in walkways or in the lobby overnight.  All carts from Super Fresh and Food Lion should be returned to the stores immediately.

Keys: Visitors must obtain keys from the owner. Management will not issue keys nor admit anyone to a unit unless authorized by the owner.   
Lockout: Visitors must call their owners. Owners can have their units unlocked for family members and guests depending upon the availability of staff, at the following charges: 

Hours  Fees   8 a.m. to 5 p.m.   $ 10.00   5 p.m. to 12 a.m. (midnight)  $20.00   12 a.m. to 8 a.m.   $30.00

Pets: Only Rainbow owners may have their own pet/s on the Condominium property. Relatives, guests and visitors are not permitted pets of any kind, type or description and will not be admitted if they arrive with pets. Owners will abide by all rules and regulations of the Association including: bylaws, the Town of Ocean City ordinances dealing with noise, animals and dogs, and other local county and state laws. Pets must have a Rainbow pet tag attached to the collar or leash at all times when outside.

Returning from the Beach:  Please use the outside shower at the base of the stairs from the beach to rinse the sand off your person as well as rafts, toys, chairs, etc. when returning to the building.

Security: The guardhouse is staffed 8 a.m. to midnight from June 15th through Labor Day.  Security guards will also be on duty inside the building throughout the night, making continuous tours of the premises. They are not police and do not assume police responsibilities. For additional security, there are 24/7 video recording cameras in our elevators and common areas. Please contact the security guard or manager if you have a problem or witness an act of vandalism.

Decks: Deck areas are closed at midnight and back entrance doors as well as beach access gates are locked.  The decks reopen each morning upon arrival of day shift personnel (Memorial Day until Labor Day).

Trash:  Trash chutes are located in the northeast end of each floor. All boxes and oversized containers must be carried to the dumpsters outside the ground level. No boxes or trash are allowed in the halls or walkways.  Please notify the Manager’s Office immediately if you notice that the trash chute is clogged or not working properly.

Balconies:  Balconies are for the quiet enjoyment of all staying at the Rainbow. Nothing may be placed or hung over the balcony railings. Balconies may not be used for drying clothes, rugs, and beach towels or for storage of items such as bicycles. Barbecuing or cooking of any kind is not permitted on the balconies (City and State Fire Ordinance). Do not flip cigarettes, shake towels, or throw any objects over the balcony or walkways.  Do not feed sea gulls. 

Penthouse Balcony Users:  Please do not flip cigarettes onto the rooftop as burn holes may damage the roof. Please stay on the balcony and never step on the roof.

Swimming Pool   No floats, rafts, toys, balls, noodles, etc. are allowed in swimming pool at any time (floats worn on the person are permissible).   Running, jumping, playing and shouting are not permitted in the pool area. No smoking, alcoholic beverages or food are permitted inside the pool enclosure. Beverages inside the pool enclosure must be in plastic containers. No bottles or glass of any kind are permitted in pool area.  

Pool hours are as follows:
Memorial Day - Labor Day:  9 a.m. to 8:00 p.m. (Weather Permitting)Pre-Memorial Day
 Post Labor Day:  9 a.m. to 4:00 p.m.

No children under 14 years of age are allowed in the pool without an adult present.  No children wearing diapers are allowed in the adult pool. No radios, TVs, or other sound-producing electronic devices can be used in the public pool or deck areas unless individual earplugs or headphones are used.  No musical instruments are allowed on the pool deck without prior permission from Board of Directors.

Liability:  All persons using the facilities of the Rainbow Condominium do so at their own risk and sole responsibility. The Association and management do not assume liability for any loss, casualty, accident or injury. Users covenant and agree to indemnify and hold harmless the Council of Unit Owners, each unit owner, management, agents and others from any loss, claim, injury or liability of any kind or character whatever arising out of their use of these facilities and premises.

Damages: Owners and visitors will be held responsible for the cost of property damage caused by them, their guests or children.  The Rainbow Condominium Inc., Board of Directors or management are not responsible for loss or damage to any personal property of any kind.

General:  Mopeds, motorcycles, skateboards, roller blades, bikes, etc. are not allowed in the building. Playing in the elevators and running in the building are not permitted.  Staff members will not accept keys, cash deposits or otherwise involve themselves in private rental matters.

Emergency: Call the Manager’s Office at 410-723-1648 immediately to report any maintenance emergency that if unattended could cause property damage or personal injury. This may include: loss of water or electricity, sewer backup, water leaks and malfunctioning elevators. In case of fire, do not use the elevators. Use the stairways located on each end of the building walkways.  Call 911 for fire, police, and emergency medical services.
